Can Indian students get a UK rent guarantor without a UK-based relative?

Key Takeaways:

  • Most landlords and student accommodation providers ask for a UK-based guarantor before you can sign a tenancy agreement.
  • Parents in India usually cannot fill this role because landlords want someone with a UK address, UK income, and a UK credit history.
  • A professional guarantor service such as Housing Hand stands as your UK guarantor instead, so you do not need a UK-based relative at all.
  • Housing Hand does not run credit checks. Applications are assessed on documents such as your passport, proof of study, and proof of address.
  • You can arrange your pre-approved guarantor from India before you travel, with a Guarantor Passport®.

Yes. You do not need a relative, friend, or contact in the UK to provide a rent guarantor. A professional guarantor service stands in that role for you, and it is how thousands of Indian students secure their accommodation each year.

We know this because Indian students come to us for exactly this reason, every intake, every year. Housing Hand has supported over 100,000 tenants since 2013, from more than 150 countries, and most had the same problem you have now: nobody in the UK to ask.

This guide explains why landlords ask for a UK guarantor, why the requirement is especially hard for Indian students to meet, and how a guarantor service removes the need for a UK-based person altogether.

Why UK landlords ask for a guarantor

A guarantor is someone who signs an agreement promising to pay your rent if you cannot. For a landlord, this is simple reassurance. If something goes wrong, they have a named person in the UK they can contact and, if needed, pursue under UK law.

That is why the requirement is so strict. Most landlords want a guarantor who lives in the UK, earns a multiple of the annual rent, and has a good UK credit history, and often is a UK homeowner. Our guide to who can be a guarantor sets out the full criteria.

With student cities in the UK becoming increasingly popular, getting ahead of the crowd is the best way to land your ideal home. Landlords look for reliable applications, and a qualified guarantor is your golden ticket to standing out. For families in India and the UK alike, using a guarantor service simplifies the process, expands your options, and ensures you're always one step ahead in securing the perfect place to live.

Why this is harder for Indian students

If you are coming from India, the guarantor requirement is not a reflection of your finances. Many Indian students arrive with full funding, family support, or education loans already in place. The problem is structural, and it comes down to three things.

  1. Your family's credit history does not travel - A strong credit score in India, such as a CIBIL score, means nothing to a UK referencing agency. UK landlords can only check UK credit records. However reliable your family is at home, on paper in the UK they are invisible. The same applies to you: as a new arrival, you have no UK credit history for anyone to assess.
  2. Your parents do not meet the residency test - Landlords want a guarantor with a UK address they can verify and a UK income they can evidence. A parent in Delhi, Mumbai, or Hyderabad cannot provide either, however willing and able they are to pay.
  3. Moving money from India is not instant - International transfers take time, exchange rates move between planning and payment, and larger remittances involve extra bank paperwork and tax steps. Most tenancies now cap rent in advance at one month under the Renters' Rights Act, but you will still need to move money for your deposit and first rent payment, and purpose-built student accommodation can still involve a larger upfront sum. Committing money in a foreign currency, on someone else's deadline, is stressful even for well-prepared families.

Any one of these would make things difficult. Together, they explain why so many Indian students hit the same wall at the final step of securing a rented home.

What students pay across the UK

Rent varies a great deal depending on where you study, so it helps to know the picture before you budget. According to the Office for National Statistics, the average UK monthly private rent reached £1,383 in the 12 months to May 2026, a rise of 3.3%.

Looking at the averages alone hides big differences between many local areas.Average rents reached £1,442 in England, £836 in Wales, and £1,009 in Scotland, while in Northern Ireland the average was £876.

Within England, the gap is still wider. As of mid-2026, average rent is highest in London at around £2,290 a month and lowest in the North East at around £776. Outside London, Oxford has the highest average monthly rent at around £1,956.

Two things follow from this. First, your choice of city and university changes your budget more than almost any other decision, because your university is the hub everything else is arranged around, and a student in the North East may pay a third of what a student in London pays. Second, rent inflation has recently been strongest in some of the cheaper regions, so even lower-cost cities are becoming more competitive.

For a guarantor, these figures matter for one practical reason. Landlords usually want a guarantor earning two to three times the annual rent, so the higher the local rent, the higher that bar becomes. In London, that can mean a guarantor earning £55,000 or more. This is part of why even families with someone in the UK often find that person does not qualify, and why aguarantor service can be the more dependable route.

What about paying rent upfront instead?

For almost all rented homes, this route has closed. The Renters' Rights Act now caps rent in advance at one month, so offering six or twelve months upfront is no longer a way around the guarantor requirement. OurRenters' Rights guide explains the current rules.

Purpose-built student accommodation (PBSA) is treated differently under the Act, so paying rent upfront is still accepted there, and many international students choose it. It can suit you well if your funding is already in place and you prefer to settle your accommodation costs in one payment.

One thing to be clear about: signing a tenancy commits you to the contract however you pay, so the choice between upfront and monthly is really about cash flow. Paying upfront means transferring a large sum from India in one go, at the exchange rate on that day.

A guarantor lets you pay monthly instead, keeping your money available while you settle in and spreading the transfers across the year. Both routes work. Which is better depends on how your funding arrives.

How Housing Hand replaces the need for a UK-based guarantor

A professional guarantor service can become your UK guarantor for a fee. Housing Hand is the most widely acceptedguarantor service, partnered with more than 4,000 accommodation providers across the UK. The guarantor agreement is signed directly with your landlord, so they have the UK-based, verifiable guarantor they asked for.

  1. The credit history problem disappears because we do not run credit checks - Your CIBIL score at home and your blank UK file are both irrelevant. We assess your application on the following documents:
    - Passport or proof of ID
    - Proof of study such as your offer letter or student ID, or
    - Proof of address if you are a working professional
  2. The residency problem disappears because we are a UK-based party - Your family do not need to be in the UK, and neither do you when you apply. With a Guarantor Passport®, you can get pre-approved for Housing Hand’s guarantor service from India before you fly, so you can confirm accommodation with confidence rather than scrambling after you land.
  3. The money-transfer problem shrinks because nothing large has to move at once - You can pay the fee monthly alongside your rent, so no single big remittance is needed on someone else's deadline. If you prefer to settle it in one sum at the start, you can choose that instead. And if a transfer from home is ever delayed and your rent is at risk, we pay the landlord on your behalf and agree a repayment plan with you, so a banking delay does not become a housing problem.

Beyond the guarantor itself, every customer gets free 24/7 access to NHS-practising GPs and wellbeing support, which matters when your family is thousands of miles away. And if you have not found your accommodation yet,House Finder connects you, free of charge, with providers who have suitable student properties.

How to arrange your UK guarantor from India, step by step

  1. Apply for your Guarantor Passport® - Get pre-approved before you start viewing, so the guarantor question is settled before it can delay anything.
  2. Find your rental home - With your Guarantor Passport®, you can show landlords you're serious about renting and have been pre-approved by Housing Hand.
  3. Check what your accommodation requires - Ask whether a guarantor is needed and what the provider accepts. Many student accommodation providers accept Housing Hand as standard.
  4. Gather your documents - Your passport, your offer letter or proof of study, and proof of address are the core of your application. No credit checks, no income multiples, no UK contacts needed.
  5. Complete the full guarantor application - Document verification can take only a few working days, but the speed depends on everyone doing their part: you completing your details accurately in your dashboard, your co-signer providing their ID and proof of address, and your accommodation provider completing their step. Tell your co-signer early, and the rest tends to follow quickly.
  6. Sign and move in - Once the guarantor agreement and your tenancy agreement are signed, the keys are yours.
