Guarantor Service - Co-signer information. How does the service work?
The guarantor service is where we act to guarantee a tenancy. If the tenant falls behind, the landlord comes to us and we pay them immediately. We then go to the tenant and help them repay the deficit over time. We help make sure their tenancy is secure and work with them to deal with problems in paying rent.

If I’m going to co-sign, why not just be the guarantor myself?

We don't do credit checks on co-signers, so your credit score is protected - you just need to be employed

What is Only My Share?
Whether you’re a co-signer or guarantor, you need to make sure you’re protected from housemates’ bills. Only My Share protects you for just £99 per year
- Nearly all house or flat shares have 'joint and several' contracts
- This means that even if a tenant pays their rent on time, if another tenant defaults then all other tenants are liable
- OMS protects against that
- As long as the tenant pays their share of the rent we'll accept the liability of housemates who don't.
- In a house share of 3 people paying £500 per month, the total liability is £18,000 per year! As long as the tenant pays their rent, we'll pay the landlord for anyone who doesn't.
